OUR LEASING TERMS

To keep our promise of a safe and secure home for those who live in our community, we carefully evaluate potential tenants. The information below will help guide you through the evaluation process.

The property is a condominium.

We will provide a copy of the condominium

by laws as they are binding on tenants as well.

Your completed application must be accompanied by

a $200.00 deposit. This deposit is applied against

your first month’s rent. In the event we do not accept your

application, this money will be refunded.

We participate in the Edmonton Police “Crime Free

Multi Housing” program. A requirement of this program

is for each tenant to sign an addendum to the lease

permitting police to share information with building management.

Once you have signed your lease, it is necessary to contact

Epcor, or a power provider of your choice, to have

power hooked up. We will notify Epcor that we will not

be responsible for the power effective the first day of

your tenancy so making the change promptly will save you

some dark moments.

Patricia Manor is a non-smoking building.

Please remember we do not accept pets in the building.

Rents indicated in our advertising and conversation are

our discounted rents. The lease will be written up at a

rate $100.00 per month higher than that rate, but we

will then discount it to match what we have advertised.

The discount can be discontinued in the event you no

longer qualify as a “Hassle-Free Tenant”.

Should you have issues with the suite, let us know!

Reporting valid concerns is not seen as a hassle

and can help us make your tenancy at

Patricia Manor more comfortable.

All tenants are required to have “Tenant insurance” and

provide proof of such. The liability coverage must be a

minimum of $1 million. Keys will not be released until

proper documentation is provided.

It is mandatory to complete a move in inspection PRIOR

to you moving in. Be sure to make an

appointment to do that before you actually move in.

Steps to Rent

1. Complete application.

2. Turn in application along with $200.00 deposit against first month’s rent.

3. Complete the questionnaire you will receive via email.

4. Wait for confirmation of tenancy. If not confirmed, deposit will be refunded.

5. When confirmed, make an appointment to sign the lease. All residents must be at least 18 years old to sign.

6. Pay balance of first month’s rent and security deposit.

7. Secure tenant insurance and provide evidence of the same.

8. Arrange to have power placed in your name.

9. Make an appointment to have a move-in inspection completed before move-in day.

10. Move in to Park Grove Place and enjoy your stay!
